There’s this Icelandic instagram account I follow because it was such a bellwether of Dubai real estate. Every day he’d post stories about his rent-to-rent deals in Dubai. He’d sign a long term lease, furnish it with a big budget, and then Airbnb the place–all luxury. He was at close to 100 units, and every other week he was adding an apartment while the margins kept getting thinner and thinner. It was all going to blow up eventually. The unravelling was more spectacular than I expected. I really hpe he left Dubai because a bounced check = jail. Poor chap.
